利用規約Terms of Service

本利用規約（以下「本規約」）は、Rent & Sale（以下「本サービス」）の利用条件を定めるものです。

1. 本サービスの役割

本サービスは、不動産の賃貸・売買に関する情報を掲載・閲覧するための情報提供プラットフォームです。本サービス自体は、不動産取引の当事者、仲介業者、代理人または保証人ではありません。

2. 登録

利用者は、正確かつ最新の情報を登録し、アカウントを適切に管理するものとします。アカウントの不正利用が疑われる場合は、速やかに必要な対応を行ってください。

3. 投稿者の責任

• 投稿内容が正確で、必要な権限または許諾を有していること
• 法令、契約、業界規則および第三者の権利を侵害しないこと
• 価格、所在地、設備、連絡先等の重要事項を誤解を招かない形で表示すること
• 取引終了、募集停止または内容変更があった場合に情報を更新すること

4. 禁止事項

• 虚偽、誤解を招く情報、詐欺的な投稿
• 権利侵害、差別、脅迫、嫌がらせ、違法行為
• マルウェア、不正アクセス、サービス運営の妨害
• 無断転載、第三者の個人情報の不適切な公開
• 本サービスの趣旨に反する営業、勧誘、スパム行為

5. 取引と確認

利用者は、契約、支払い、物件確認、本人確認、資格・免許の確認等を自己の責任で行うものとします。重要な取引を行う前に、現地の専門家または公的機関への確認をおすすめします。

6. コンテンツの取り扱い

利用者は、投稿したコンテンツについて、本サービスの表示、配信、保存および運営に必要な範囲で利用する権利を本サービスに許諾します。権利そのものは原則として投稿者に留保されます。

7. 投稿の削除・利用制限

本規約違反、安全上の問題、権利侵害、法令対応等がある場合、本サービスは投稿の非表示・削除、アカウントの利用制限等を行うことがあります。

8. 免責

本サービスは、掲載情報の完全性、正確性、最新性、物件の存在、取引成立、掲載者の信用性等を保証しません。利用者間または第三者との間で生じた紛争について、法令上認められる範囲で責任を負いません。

9. サービス変更・停止

保守、障害、法令対応、運営上の必要等により、本サービスの全部または一部を変更、停止または終了する場合があります。

10. 規約の変更

必要に応じて本規約を変更することがあります。重要な変更は本サイトまたはアプリ内で案内します。

11. 準拠法・管轄

本規約は日本法を準拠法とし、本サービスに関する紛争については、法令上許される範囲で日本国内の管轄裁判所を合意管轄とします。

These Terms of Service (“Terms”) govern the use of Rent & Sale (“the Service”).

1. Role of the Service

The Service is an information platform for posting and browsing real estate rental and sale listings. The Service is not a party, broker, agent, or guarantor in any property transaction.

2. Registration

Users must provide accurate and current information and manage their accounts responsibly.

3. Lister Responsibilities

• Ensure listings are accurate and properly authorized
• Comply with laws, contracts, industry rules, and third-party rights
• Present material facts such as price, location, amenities, and contact details without deception
• Update listings when availability or details change

4. Prohibited Conduct

• False, misleading, or fraudulent listings
• Rights violations, discrimination, threats, harassment, or unlawful conduct
• Malware, unauthorized access, or disruption of the Service
• Unauthorized copying or improper disclosure of personal data
• Spam, solicitation, or activity inconsistent with the Service’s purpose

5. Transactions and Verification

Users are responsible for contracts, payments, property inspections, identity verification, and checking licenses or qualifications. Independent professional or official verification is recommended before important transactions.

6. User Content

Users grant the Service a limited license to store, display, distribute, and otherwise use submitted content as needed to operate the Service. Ownership generally remains with the user.

7. Removal and Restrictions

The Service may remove content or restrict accounts in response to violations, safety issues, rights claims, or legal requirements.

11. Governing Law
